The Rundown

Alea Miami (formerly X Miami) is a 31-story, 464-unit rental tower at 230 NE 4th Street in Downtown Miami, developed by PMG and opened in Q3 2018. It was one of the first buildings in Miami to formally integrate Airbnb into its operating model — short-term rentals are permitted, and the building has an official Airbnb partnership that makes it one of the few high-rises in the city where you can legally rent your unit by the night. This makes it uniquely suited to people who travel frequently, want to offset rent costs, or need a flexible living arrangement. What sets Alea apart from most rental buildings is its co-living option: you can rent a single bedroom in a 2- or 3-bedroom unit, with your own individual lease with the building. The building assigns your roommates — you're not sharing a lease or financial liability with them. This is a genuine dorm-style setup that attracts younger residents, recent graduates, industry workers, and people who want to live in downtown Miami at a lower effective cost. The building itself is highly amenitized for its size: a rooftop pool deck, a well-equipped gym with a spin room, and a hotel-like lobby that sets the social tone immediately. The location is excellent — one block west of Biscayne Boulevard, in the heart of downtown, with Metromover access and everything downtown has to offer within walking distance. The major construction caveat is the Waldorf Astoria supertall rising directly to the east. Miami's first supertall skyscraper is going up next door, which means at least 2–3 years of construction noise, crane activity, and blocked views on the east side. Units on the east-facing side will be most affected. The crowd at Alea is young, transient, and social — this is not a building for people who want quiet neighbors and long-term community. It is a building for people who want to be in the middle of everything, meet people easily, and have maximum flexibility in how they live.

The Verdict
Final Take by Chris Brooks

Alea Miami is a very specific building for a very specific person. If you're young, new to Miami, want maximum flexibility (Airbnb, co-living, furnished), and want to be in the center of everything — this is a genuinely good option. The location is excellent, the amenities are solid for the price, and the co-living program is the best value play in downtown Miami. The trade-offs are real: the Waldorf Astoria construction next door is disruptive, the community is transient, and the building is showing its age. But for the right person, Alea delivers exactly what it promises.

!

The Trade-offs

  • Waldorf Astoria supertall under construction directly to the east — 2–3 years of construction noise and disruption
  • Very transient community — high turnover, Airbnb guests in the mix, not a building for long-term community
  • Units are small — studios from 442 sq ft, even the 3BR tops out at 1,359 sq ft
  • Management is managed by Rangewater — reviews are mixed, response times can be slow
  • Building is showing its age in some areas (opened 2018) — finishes are not as fresh as newer buildings
  • Skews very young and social — if you want quiet, this is not your building

Who Lives Here

Alea is one of the most demographically specific buildings in downtown Miami. The co-living option draws recent graduates, young professionals, and people new to Miami who want a built-in social network without the risk of a shared lease. The Airbnb partnership attracts investors and frequent travelers who want to offset rent. The overall crowd is young (mid-20s to early 30s), transient, and social. You'll find hospitality workers, tech workers, content creators, and people in their first or second year in Miami. This is not a building for families, remote workers who need quiet, or anyone who values a stable long-term community.
