The balconies are Juliet-style or shallow — don't expect a full outdoor living space. The building has had documented issues with water intrusion, elevator reliability, AC, and management responsiveness. These aren't dealbreakers, but they're real and worth knowing before you sign a lease. At current pricing ($3,100–$4,300+/month), you're paying a premium for the location and newness. Bezel is a legitimately good building in a great location — but it's priced like it's already the finished version of Miami World Center, when the neighborhood is still very much under construction. The transit access is unmatched in Greater Downtown, the views are great right now, and the amenities are solid. But the units are small, the balconies are almost decorative, and there have been real maintenance and management issues that you need to investigate before signing. If location and transit are your top priorities and you can live with smaller square footage, Bezel makes sense. Who Lives Here

It's a transient building by nature — leases turn over regularly and the community vibe is more 'neighbors you wave to' than 'people you know by name.' ◆ What's Changing
The eastern view corridor is currently unobstructed — you can see Biscayne Bay clearly from east-facing units. However, several parcels between Bezel and the water are entitled for development. It's not guaranteed those views stay forever. On the positive side, Miami World Center continues to fill in with more amenities, which improves the day-to-day living experience year over year. The neighborhood is in active transformation — it's going to be significantly more built-out in 5 years.
