Biscayne Beach is the real deal when it comes to ultra-luxury in Edgewater. The sand beach club is not just a gimmick. It is a genuinely unique amenity that creates a resort atmosphere you cannot find anywhere else in the neighborhood. The build quality is high. Snaidero cabinets, Miele appliances, nearly 10-foot ceilings, and the building has aged well since 2017. The amenity suite is deep: two pools, tennis, basketball, spa, theater, and a Thom Filicia-designed lobby. The views to the east are permanently protected and incredible. But you need to go in with your eyes open. Villa Miami is going up directly to the south, so any SE-facing units will have a new tower in their sightline. The entire area around the building is a construction zone and will be for 3-5 years. There are vacant lots to the west and older buildings to the north that are all future development sites. Some of the unit layouts have angled walls and extensive glass that look great in photos but can be tricky to actually furnish. And you have all the standard Edgewater trade-offs: flooding, Biscayne Blvd traffic (which gets worse this far north near I-195), and limited transit access. The crowd here is mature and high-net-worth. This is not a party building. If you want a premium, peaceful waterfront home with a unique beach club and are willing to deal with the construction around you, Biscayne Beach delivers a lot of building for the price.
