Brickell on the River is a two-tower complex sitting directly on the Miami River in the heart of Brickell. The North Tower (42 floors, 390 units) was completed in 2005 and the South Tower (46 floors, 319 loft-style units) followed in 2007. Developed by Cabi Developers, this was a mid-tier project from the start, not luxury, not budget, just a large, well-built complex with retail at the base and plenty of parking. The South Tower is notable for its two-story loft-style units, which give it a different feel from the standard Brickell condo. The building sits in a prime location with the Metromover station next door and Brickell City Centre a short walk away, but it is not a building that gets talked about much. It is not invisible, but it is definitely not a trending address. The units that face north and northeast get direct river views, but be aware that One Brickell (Viceroy, Baccarat, and eventually a supertall tower) is being built directly to the east, and the large empty lot to the west will eventually be developed too. If your unit faces east or west, your views have an expiration date. Most units still have their original 2006-era finishes, which were not luxury to begin with and have not aged particularly well. Many layouts lack open kitchens or the modern floor plans you would expect in 2026. If you are buying, budget for a renovation, possibly a gut job. The common areas and amenities are well maintained but dated. The pool deck is solid, the three-story fitness center is a real asset, and the building has 24/7 concierge. Everything Brickell has to offer is within reach on foot or by Metromover. The downside is the same as every Brickell building: traffic on Brickell Avenue can be brutal, especially when the Brickell Bridge goes up (which happens dozens of times daily). The streets around the building can also flood during heavy rain, tropical storms, or king tides. The building itself is fine, but the surrounding streets can turn into temporary rivers.
