Loft Downtown II

Loft 1's bigger, taller brother, with a rooftop pool, a Metromover station literally in the building, and still zero parking.

The Rundown

36 stories, ~496 loft-style units, developed by The Related Group and designed by Cohen Freedman Encinosa & Associates. Completed in 2007. Loft Downtown II is the supersized sequel to Loft 1, taller, more units, better amenities, and the unique distinction of having the Metromover rail line running directly through the building. It's still a loft building at its core: exposed concrete, high ceilings, industrial aesthetic. But it's a meaningful step up from its older sibling in almost every way.

★★★★★3.0 / 5

Loft 2 is a meaningful upgrade from Loft 1 in almost every way: taller building with better views, rooftop pool with bay views, sauna and steam room, and the unique advantage of having the Metromover literally built into the building. It's still not luxury, it's a loft building with no parking and Related Group construction quality. But for the price point and the unmatched transit access, it's a solid value in downtown Miami. Get a renovated unit, embrace the no-car lifestyle, and enjoy the rooftop pool. It's a 3-star building that punches above its weight on location and transit alone.

Ask Chris AI about Loft Downtown II

Who Lives Here

Loft 2 draws a slightly more established crowd than Loft 1, but the DNA is similar: young professionals, remote workers, and urbanites who prioritize location and walkability over luxury amenities. You'll find tech workers, creatives, and people who moved from New York or Chicago and are comfortable with the no-car lifestyle. The building is big, 496 units, so there's a wide mix of owners, renters, and short-term stays. It's not a party building and it's not a family building. It's a functional urban home base for people who use the city as their living room. The rooftop pool adds a social element that Loft 1 completely lacks, so there's slightly more community here.

The Neighborhood

Downtown Miami

Loft 2 sits in the heart of downtown Miami with arguably the best transit access of any residential building in the city, the Metromover literally runs through the building. You're one block from Bayfront Park, steps from Flagler Street's revitalization, and connected to Brickell and the Omni loop without ever getting in a car. The immediate area is the urban core of downtown, which continues to improve with new retail and dining options but is still a work in progress at street level.

🚈

Metromover Station (In-Building)

0 blocks

This is the headline feature. The Metromover runs directly through Loft 2, it's the only residential building in Miami where this happens. Free rides to Brickell, Government Center, Omni, and beyond. When you have no parking, this is your car.

🌳

Bayfront Park

1 block

One block east. The waterfront park that hosts Ultra, food festivals, marathons, and major events. Great for outdoor activities but also means Biscayne Boulevard gets shut down regularly for events.

📍

Flagler Street

1 block

Steps away. Miami's historic main street is undergoing a major revitalization with new restaurants, bars, and retail. This is where a lot of downtown's future energy is being directed.

📍

Brickell

Metromover ride

A quick Metromover ride south. All the dining, nightlife, and shopping of Brickell is accessible in minutes without a car, which is the whole point of living here.

📍

Whole Foods (Met Miami)

10 min walk

The closest full grocery store, about a 10-minute walk or quick Metromover ride. Not next door, but accessible for a no-car lifestyle.

What's Changing

Downtown Miami's core continues to evolve rapidly. The Flagler Street revitalization is bringing new life to the area, and several new residential and mixed-use projects are in various stages of development nearby. Loft 2's central location and unmatched transit access should benefit from these improvements. The building itself is approaching 20 years old and will need its 30-year recertification in the coming years, which could mean special assessments.
