It is woven into the design, the common spaces, the furnishings, and the overall aesthetic. The finishes inside the units are genuinely high-end. The three floors of amenities are among the best in any Miami residential building. The 200 feet of bay frontage gives you permanently protected east-facing views that are spectacular from the upper floors. But here is where you need to be smart. The north-facing views are on a time clock because the developer owns the lot next door. The west views may follow as Edgewater continues to develop. The HOA has sued the developer over construction defects, which is common but still needs to be understood before you buy. The HOA fees are high. And you are still in Edgewater, with all that entails: street flooding, Biscayne Boulevard traffic, and a 10-block walk to the Metromover. If your budget allows ultra-luxury and you want brand prestige with genuinely large floor plans and incredible bay views, Missoni Baia is one of the strongest options in the neighborhood. Just buy east-facing and do your homework on the HOA.
