Reach and Rise are twin 43-story residential towers built by Swire Properties as part of the larger Brickell City Centre complex. Completed in 2016, they sit on opposite sides of the mall: Reach to the east and Rise to the west. Structurally, the towers are nearly identical, though interior layouts may vary slightly. Both sit in the upper tier of Brickell luxury. Swire is a Hong Kong-based developer with a reputation for quality construction and long-term thinking, and that shows here. The finishes are high-end, the units are spacious with 9-foot-plus ceilings, and the amenity decks are substantial. Each tower has its own large pool, a high-quality gym, and a sauna and steam room, though the spa is not as expansive as what you would find at ultra-luxury buildings like Aston Martin or One Thousand Museum. What makes Reach and Rise unique is the direct connection to Brickell City Centre's shops, restaurants, and entertainment. If you work from home and do not drive, you can walk downstairs and find basically everything you need. The complex is also directly connected to a Metromover station, giving you car-free access to Downtown and beyond.

Reach and Rise at Brickell City Centre are among the best-built and best-managed buildings in Brickell. Swire Properties does not cut corners, and it shows in the construction quality, the amenities, and the overall resident experience. The direct mall and Metromover access make these towers uniquely convenient for car-free urban living. The resident demographic is mature, professional, and quiet, which is a major plus if you are tired of the party-building scene. The biggest downside is the construction happening on nearly every side. North, south, and west views are all at risk, and the next few years will bring noise and disruption. The spa is also not at the level of true ultra-luxury buildings. But for the price point, the quality of life, and the convenience factor, Reach and Rise are hard to beat in Brickell. A solid 4 that could go higher once the surrounding construction settles down.

Who Lives Here

Reach and Rise attract a more mature, quieter crowd than most Brickell buildings. Think families, CEOs, venture capitalists, and professionals who want luxury without the party scene. These are not influencer buildings. The residents tend to be established, well-off, and value privacy and quality over flash. You will find a lot of international buyers here too, given Swire's global reputation. If you want a building where the pool is not a content studio and the lobby is not a runway, Reach and Rise deliver that energy.

The Neighborhood

Reach and Rise sit at the heart of Brickell, flanking the Brickell City Centre mall. They are surrounded by development on nearly every side, which is both a blessing (walkability, amenities, transit) and a concern (construction, view obstruction). The direct Metromover connection and mall access make these towers some of the most convenient addresses in Brickell for car-free living.

There is an empty lot between Rise and the Metrorail tracks. As far as current zoning goes, there are no restrictions against developing a super-tall tower there. West-facing views from Rise are at risk.

A large parcel around South Miami Ave was originally part of the broader Brickell City Centre master plan but has not been developed yet. Nothing is on the books currently, but the potential for future construction exists.

What's Changing

The only permanently protected views at Reach and Rise are direct east-facing (bay views) and direct east-facing views. Everything else is at risk. Cipriani Residences is already going up to the north of Reach and will block those views. Gateway at Brickell is planned to the south of Rise. An empty lot to the west of Rise could become a super-tall. This is Brickell, and development is constant. If you are buying for views, make sure you are facing east or understand that your sightlines could change within a few years.
