The Rundown

Skyline on Brickell is a 35-story, 360-unit bayfront condominium completed in 2004, developed by Skyline Equities and designed by Bermello Ajamil & Partners. The building occupies a prime waterfront position on South Brickell Avenue, offering residents direct bay views and access to a private marina. The tower features a distinctive curved glass facade with teal-green accents and a rounded roofline that makes it easily identifiable on the South Brickell skyline. Units range from 791 to 1,762 square feet across one, two, and three-bedroom layouts. The standard floors (3-29) contain 8 units per floor in four model types: Fengari (1BR/1BA, 791 sq ft), Hellios (2BR/2BA, 1,367 sq ft), and Astra (1BR/1BA, 791 sq ft with larger balconies). The penthouse floors (30-35) offer larger layouts including the Ooranos (3BR/3BA, 1,762 sq ft) and Thallasa (2BR/2BA, 1,188 sq ft). All units feature floor-to-ceiling windows, private balconies with glass railings, marble flooring in foyers and kitchens, granite countertops, solid wood cabinetry, GE Profile appliances, and in-unit washers/dryers. The building was positioned as a value-oriented alternative to the ultra-luxury towers in South Brickell, offering similar views and waterfront access at a lower price point. While it does not have the prestige of a Santa Maria or Bristol Tower, it delivers solid quality for the money. The building is approaching its 20-year mark and will likely need common area renovations in the coming years. The 30-year recertification is still several years away but should be on prospective buyers' radar.

The Verdict
Final Take by Chris Brooks

Skyline on Brickell is the value play of South Brickell. You get bayfront living, a private marina, resort-style amenities, and large units at a price point that is 30-50% below the ultra-luxury neighbors. The building was not designed to compete with Santa Maria or Bristol Tower on prestige or quality, and it does not. But if your priority is maximizing space and views for your budget, Skyline delivers. The east-facing units with bay views are genuinely spectacular, the amenity package is strong for the price point, and the South Brickell location is quiet and stable. Just know that you are getting a mid-tier building that is 20+ years old, common area renovations are likely coming, and the finishes are standard rather than luxury. If you can live with that trade-off, Skyline on Brickell is one of the best values on the water in all of Brickell.

Who Lives Here

Skyline on Brickell attracts a mix of young professionals, small families, and investors who want bayfront living in South Brickell without paying ultra-luxury prices. The resident base is a roughly 50/50 split between owners and renters, which is typical for a value-oriented building in this location. You will find people who chose Skyline specifically because they could get a larger unit with bay views for less than what the neighboring prestige towers charge. The building tends to attract residents who prioritize practical value (space, views, amenities, location) over brand name and architectural pedigree. The South Brickell location means it is quieter and more residential than central Brickell, but the resident mix is younger and more transient than the ultra-luxury buildings nearby like Santa Maria or Bristol Tower.

The Neighborhood

Brickell

Skyline on Brickell sits in South Brickell, the quieter southern stretch of Brickell Avenue between SE 15th Road and the Rickenbacker Causeway. This area is more residential and less commercial than central Brickell, with a waterfront character defined by established luxury towers, mature landscaping, and direct bay access. The immediate surroundings are peaceful and residential, though you are about 15-20 minutes on foot from the restaurants and shops of central Brickell.

📍

Biscayne Bay (Direct Waterfront)

On-site

Skyline sits directly on Biscayne Bay with east-facing views across to Key Biscayne and Virginia Key. The waterfront setting with private marina is the building's defining locational advantage.

📍

Bristol Tower / Santa Maria

Adjacent north

Ultra-luxury neighbors to the north. Their presence confirms South Brickell as a high-end residential corridor. Skyline offers similar views at a lower price point.

📍

Atlantis on Brickell

1-2 blocks north

The iconic Arquitectonica-designed building is directly to the north. West-facing units at Skyline may have partial views blocked by Bristol Tower and Atlantis.

🌳

Rickenbacker Causeway

3 min drive

The causeway to Key Biscayne and Virginia Key is nearby, providing easy access to beaches, parks, and the marine stadium area.

📍

Central Brickell (Mary Brickell Village, Brickell City Centre)

15-20 min walk

The main commercial and nightlife district of Brickell is about 20 blocks north. Most residents drive or rideshare to restaurants and shops rather than walking.

◆ What's Changing

South Brickell is a stable residential corridor with minimal near-term construction risk in the immediate vicinity of Skyline on Brickell. The adjacent buildings are established condos that are not active buyout targets. The east-facing bay views are permanent and unobstructable. The only potential long-term change would be if Brickell Place (further south) eventually sells to a developer, but that is likely a decade away given the 1,000+ units that would need to agree. Skyline's own site is not a buyout target due to its relatively recent construction (2004) and 360-unit size.
