SLS Lux is a 57-story mixed-use tower co-developed by Allen Morris Companies and The Related Group and designed by Arquitectonica, completed in 2018. It sits at 801 S Miami Ave in the dead center of Brickell, steps from Mary Brickell Village and Brickell City Centre. The building is part of what could be called the Related Group triplets in central Brickell, alongside SLS Brickell and Brickell Heights, all built around the same time. SLS Lux is the tallest of the three and is positioned as the most luxurious. The building features Miami's first high-rise LED facade, which makes it visually distinctive on the skyline. The building has 438 residential condominiums and 84 condo-hotel units on lower floors (below floor 9). The residential condos have a private lobby and private elevators, providing genuine separation from the hotel component. Residential owners do not allow short-term rentals. The hotel component operates separately with its own entrance. The building offers a rooftop pool on the 57th floor with panoramic views, a pool deck above the parking garage, semi-private elevators for select units, and interiors designed by Yabu Pushelberg. However, the quality does not always match the marketing. My Personal opinion is that Related Group has a pattern of delivering buildings that look great in renders but fall short on construction quality and long-term durability. The finishes feel more mid-tier than true luxury. For the price point, you are paying a significant premium for the SLS brand name. The location is both a strength and a weakness. You are in the absolute center of Brickell's nightlife and restaurant scene on South Miami Ave between SE 7th and 9th Streets. This is the main drag with heavy foot traffic, tourist activity, supercar rentals, and influencer culture. If you want to be in the middle of the action, this is it. If you want quiet residential living, look elsewhere.
SLS Lux is a flashy, well-located condo-hotel in the heart of Brickell that looks better on paper than it performs in practice. The Related Group delivered a visually striking tower with the LED facade and rooftop pool, but the actual build quality sits below what you would expect at this price point. The condo-hotel format means a more transient atmosphere, the east views are now blocked by 830 Brickell, and the west views are at risk from future development. You are paying a brand premium for the SLS name. If you want to be in the center of Brickell's action and prioritize location and lifestyle over construction quality, this works. If you are looking for true luxury with lasting build quality, there are better options in Brickell at similar or lower price points. This is not one of my personal favorites in the neighborhood.

SLS Lux attracts investors, young professionals, and lifestyle buyers who want to be in the center of Brickell's action. The residential condos are owner-occupied or rented on annual leases. You will find international buyers, Brickell professionals, and people who prioritize the South Miami Ave lifestyle. The hotel component on lower floors brings some transient traffic, but the residential floors above feel more like a standard condo building than a pure condo-hotel. The building skews toward people who want the SLS brand name and the central Brickell location. If you want quiet residential living, look elsewhere. If you want to be in the middle of the action with hotel-style services available, this works.
The Neighborhood
SLS Lux sits at the epicenter of Brickell's commercial and nightlife corridor on South Miami Ave. It is directly adjacent to Mary Brickell Village and steps from Brickell City Centre. The location offers maximum walkability to restaurants, bars, and shops, but comes with maximum noise and traffic.
Mary Brickell Village
Open-air shopping and dining complex directly adjacent to SLS Lux. This is the social hub of Brickell with dozens of restaurants, bars, and shops. Extremely convenient but also the source of most of the foot traffic and noise.
SLS Brickell
Sister building by Related Group, part of the Brickell triplets. Shares similar DNA but positioned as slightly less premium than SLS Lux.
Brickell Heights / Equinox
Third of the Related Group triplets. Home to the Equinox gym, which SLS Lux residents can access with a membership but is not an in-building amenity.
830 Brickell
New Class A office tower that went up directly to the east and blocked most of SLS Lux's eastern views. This is a permanent change to the building's view profile.
Brickell City Centre
Major mixed-use complex with high-end retail, restaurants, and the Reach and Rise residential towers. A short walk south.
Metromover Station
Free public transit giving car-free access to Downtown Miami, Omni, and other stops. Genuine convenience for daily commuting.
◆ What's Changing
The plaza to the west (the strip mall with Burger King) has plans for a super-tall development that would take up the entire lot. If that project goes forward, SLS Lux will be hemmed in on virtually every side. East views are already gone thanks to 830 Brickell. The central Brickell location ensures ongoing demand, but the building is increasingly boxed in by taller neighbors. Factor future development risk into any purchase decision, especially for higher-floor units banking on western exposure.
