Two 49-story towers, 849 total units, designed by Fullerton Diaz Architects and developed by Cabi Developers, completed in 2008-2009. Vizcayne is the original large-scale condo complex in downtown Miami. Built during the Great Recession boom-bust cycle, it survived better than most buildings of its era. The North and South towers sit on top of the Everglades Plaza retail podium, and together they form one of the biggest residential footprints in downtown. The amenity package is genuinely impressive for a building this age, and the units can be incredible if they've been renovated. That 'if' is doing a lot of heavy lifting.

Vizcayne is one of the most diverse buildings in downtown Miami in terms of who lives there. The HOA keeps things in check and doesn't tolerate nonsense. The vibe is more 'established residential community' than 'Miami lifestyle brand.' You'll find people who've been there since 2009 alongside people who just moved in. The common thread is that residents tend to value space and amenities over flashiness. If you want a large, well-amenitized unit in downtown Miami without paying Brickell prices, Vizcayne is on your shortlist.
The Neighborhood
Vizcayne sits right on Biscayne Boulevard in the heart of downtown Miami. You're walking distance to Kaseya Center, Bayside Marketplace, the Metromover, and the courthouse district. It's urban, it's busy, and it's got all the benefits and headaches that come with being in the center of everything.
Waldorf Astoria Miami
Miami's first supertall tower is under construction directly to the north. If you're in the North Tower facing north, your view is now a construction site, and eventually a wall of glass. This will be under construction for 2-3 years. North-facing units in the North Tower can be had at a discount because of this, but know what you're getting.
Port Miami
The main entrance to Port Miami is nearby. Cruise ship days bring heavy traffic to Biscayne Blvd, especially on weekends with multiple ships in port.
Kaseya Center (FTX Arena)
Home of the Miami Heat. Game nights and events bring traffic and energy to the area. Great for fans, less great for your commute home.
Bayside Marketplace
The waterfront entertainment and shopping complex. Tourist-heavy but convenient for dining and the Skyviews Miami observation wheel.
Everglades Plaza Retail
The retail podium at the base of both towers. Restaurants, shops, and services right downstairs without leaving the building complex.
◆ What's Changing
The Waldorf Astoria is the biggest change happening right now, Miami's first supertall is going up directly north of the North Tower. Construction will last 2-3 years and permanently change the view corridor for north-facing units. Beyond that, downtown Miami continues to densify. The same Biscayne Blvd closure issues apply, the Miami Marathon, parades, and events regularly shut down the boulevard. Port Miami cruise traffic is a recurring weekend headache. The neighborhood is mature but still evolving, and Vizcayne's central location means you'll feel every change.
